Terms and Conditions

Due to health and safety reasons, our property is not suitable for under 12’s. Bookings will not be accepted if any of the guests are under 12 years old. 

Bookings, payments and cancellations

Bookings and payments

  • 25% non-refundable booking deposit – paid when you make your booking
  • Balance – paid 6 weeks before your holiday
  • Bookings made less than 6 weeks in advance will be charged in full

The balance must be paid no later than 6 weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.

Methods of payment

Payments can be made by Visa or Mastercard on our website. They are handled securely via Stripe and we do not see your card details. If we need to issue a refund, we will do so via Stripe.

Damage deposit - £125

We will always notify you if we have to take funds. We will only take funds if additional cleaning costs have been incurred or if there is significant damage to The Old Mill, its contents or the grounds. In making a booking you accept responsibility for any theft, breakage or damage caused by you, or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. We will always notify you if we have to take funds. If there is no damages or breakages, damage deposit will be retuned with 2 weeks of your stay. 

Refunds

Please ensure you have adequate travel insurance in place, even if your trip takes place entirely within the UK. We cannot provide refunds if your travel plans are disrupted (eg by bad weather, road closures, cancelled services); or if you have to cancel due to illness, including Covid.

A contract between you and the owner will come into existence when the deposit or full payment is received, and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you (the lead booker) & all the members of the party who are part of the booking. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking. We require the names, ages, and contact details of all guests. Due to health and safety reasons no children under 12 are able to stay at The Old Mill.

Cancellations

 All cancellations must be notified in writing (via email theoldmill46@outlook.com not post) and once received we will confirm the cancellation.

Cancellation fees and options are as follows:

  • If your booking is cancelled due to circumstances beyond our control, notification will be given of the cancellation as soon as possible and we will promptly refund all payments made to us for your holiday. Our liability for cancellation will be limited to payments made to us.
  • If our property must close due to government restrictions or your address is put into local/regional lockdown for your holiday dates and you are unable to travel, you will be refunded in full. 
  • Bookings cannot be accepted from persons under eighteen years of age.
  • The owner reserves the right to refuse a booking without giving any reason.
  • We or our representatives reserve the right to enter the property at any time to undertake essential maintenance, repairs or for inspection purposes.
  • Tenancies normally commence at 3pm on the arrival date and guests are required to leave the rental by 11am on the day of departure. Failure to do so may result in you being charged a further day’s rental.
  • You must not use the property except for the purpose of a holiday.

Damage, insurance and liability


Our insurance limits us to having up to 4 people staying in The Old Mill at any one time. If more than four people stay in The Old Mill, your booking may be cancelled and you may be asked to leave with no refund made.
  • The client may in no circumstance re-let or sublet the property.
  • The owners shall not be liable to you or your holiday party for loss or damage to property, however arising.
  • You are responsible for the supervision of all members of your party under the age of 18 at all times.
  • The maximum number of persons occupying the property must not exceed 4 persons and only those listed on the booking form can occupy the property. If you wish to invite additional visitors to visit you during your stay, please ask us first.
  • Please be advised that no extra overnight visitors are allowed to stay at the property.

Problems or complaints

Please tell us straight away about any problems. We want you and our future guests to have as lovely a time as possible, and we work hard to put anything right immediately. Please note that we rely on trusted local trades people who may not be available at short notice, overnight or at the weekend. Sometimes replacement items are not available locally which can cause delays. We cannot consider compensation for complaints raised after you leave or if you won’t let us try to put things right while you are with us.

Damage

The simple rule is please tell us! The safety of all our guests comes first, so please do not hide damage to furniture, electrical items or anything which may compromise the safety of future guests. We know accidents happen and we don’t charge for minor breakages (glasses, crockery, ornaments etc) or fair wear and tear, or if an appliance chooses to break down while you are with us.
We will discuss any significant damage such as broken furniture, or specialist cleaning for upholstery or carpets, and we reserve the right to charge these against your damage deposit at cost, or to claim the full costs from you if exceptional.
  • If damage occurs and the owner must cancel and/or refund subsequent bookings, the owner may bring a claim against you for any loss arising as a result.
  • Please do not move any furniture from one room to another or any of the indoor furniture, furnishings or bedlinen outside 
  • Please don’t take any bath towels with you to the beach.
  • The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  • Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
  • All inventory must remain in the property and not be taken to another property.
Insurance
Please make sure you have adequate travel insurance covering travel arrangements within the UK, and covering healthcare if you are visiting from abroad. Please lock the cottage and close the windows whenever you go out because we cannot be held responsible for any accidents, break-ins or theft within the cottage during your stay.

Limitation of liability

We cannot accept liability for any injury, loss or damage, consequential or otherwise suffered by you or any other member of your party, unless there was wilful default by us or our employees, or unless personal injury or death was caused by our negligence.

Access

You can check yourself in when you arrive (we’ll send instructions on how to do this). We live in the grounds, and so we can meet you on the day you arrive or on the first full day of your stay to answer any questions and help you get the most out of your visit.
There is farm track leading to The Old Mill. This will be bumpy. Please drive slowly. Whilst we endeavour to keep the lane maintained, bad weather can cause potholes. We accept no liability or damage caused to your vehicle. Please stay within the garden of The Old Mill. The main house and gardens are private property. 

Arriving and leaving

The Old Mill will be ready for you from 3:00pm on the day you arrive and we need you to depart by 11:00am on the day you leave.

Toilet and septic tank

Pee, poo and toilet paper only down the toilet please! Please use the bins in the bathroom for everything else including ladies’ sanitary items/tampons, wipes, cotton wool, etc. Even if it says “disposable” or “flushable” it may contain undeclared plastics which won’t break down in the septic tank, and we have had previous blockages due to people putting wipes/tampons down the toilet.

Phone and WiFi

The Old Mill doesn’t have a phone. Wifi is free. Please note that wifi and broadband are not included in the contract to provide accommodation although we will always try to ensure an unbroken service.
It is a condition of using the wifi and /or broadband services that you and your party use them responsibly, reasonably and do not use them for illegal activities. We will cooperate with legal authorities to the fullest extent if asked to provide information about usage, logs or other records.
 
  • Our neighbours include people, farm animals, birds, wild-life and sea-life; please be aware of them and respect them.
  • Smoking or vaping is not allowed in the property or the grounds/garden of The Old Mill.
  • Vaping or smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to, and any damage or extra cleaning caused will be at your expense.
  • Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
  • Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
  • Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
  • We reserve the right to terminate your rental agreement with immediate effect where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others. You’ll be asked to leave the property, without any refund of the rental amount paid.
  • Fireworks, Chinese lanterns, firepits, candles and portable bbqs are prohibited.
  • If you want to use the services of a third-party supplier (e.g. a chef, beauty treatments) this must be agreed beforehand. If you bring a third-party supplier without consent, we reserve the right to ask them to leave. We do not accept liability for the activities of these third-party suppliers.
  • Domestic electric vehicle chargers (commonly known as a ‘granny charger’ or a ‘trickle charger’) are not suitable for use at the property and are strictly forbidden. You are liable for any damage or loss suffered by us due to your unauthorised use of domestic chargers.
  • Check out is at 11am, Cleaners will be entering at this time to start preparing the Old Mill for the next guests. 
  • Cleaning – please make sure all rooms are clean and tidy.
  • Washing up – please don’t leave any washing up, though you are welcome to put it in the dishwasher and leave it running.
  • Rubbish – please put your kitchen and bathroom rubbish in the black wheelie bin at the end of the lane. Any recycling goes in the blue bin at the end of the lane. 
  • Any problem or complaint must be immediately reported directly to us/our representatives to allow us the opportunity to resolve it.
  • Non-compliance with the house rules will be considered as a breach of the terms and conditions of the rental agreement. We reserve the right to terminate the booking with immediate effect and without a refund if they do not abide by the rules.
  • We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own home.
